In 2026, a foreigner needs to obtain Cabinet approval in order to register property in Northern Cyprus in their own name. The application is submitted through the Ministry of Interior after the sale and purchase agreement has been signed and registered. Consideration usually takes 3–6 months. Without approval, the buyer may use the property under the registered contract, but cannot transfer the Title Deeds into their own name.

What is permission to purchase property

Permission to purchase property is approval of the purchase by a foreign citizen. It is required for the final registration of ownership rights and the transfer of Title Deeds into the buyer's name.
